What this does not say
Quoted verbatim from the section’s warnings field, exactly as the API returns it. They are not translated: a translation would show something other than what your response actually contains.
- area_m2 is the unit's effective floor area: its registered BRA where that is complete, otherwise derived from the building's per-floor housing BRA (area_basis says which) — Matrikkel registers bruksenhet areas partially or as 0 for a fifth of residential buildings while the building's floors are kept up. estimated_value_nok is Skatteetaten's boligverdi model (SSB 14737 coefficients per grunnkrets, housing type and age band) applied to the unit's BRA where the model expects P-ROM — the basis of formuesverdi, not a market appraisal; null where the grunnkrets, type or age band has no coefficients. One record per bruksenhet, so a house with a sokkelleilighet shows both.
- No rent estimate: the asking rents it was built from are FINN's, whose terms do not permit redistributing them.
